Do you only offer architectural services?
At dsarchitecture we have a holistic design approach and provide architectural, interior and external design services. This ensures that these elements are seamlessly integrated into your finished project.
You can engage these services together as part of your home renovation or new build or as a single, independent service.
What fees do architects charge?
Traditionally architects charge their fees as a percentage of the project cost.
At dsarchitecture we charge our fees on the basis of the area that you are building or changing in your home. As the size of the area increases the rate we charge goes down.
Small or simple projects will normally attract a lower total fee than those that are large and complex.
We offer different types of services depending on what your requirements are. We can provide:

Will my project be approved by council faster if I use an architect?
Councils have processes that take certain timeframes regardless of who submits them. While we can’t hurry the process up, what we can do is minimise any potential delays. We do this through our knowledge of the council codes, planning instruments and regulations and how they are applied to each particular project. We then include in the application all of the information that we anticipate will be required by the council for approval.
How long will the process take?
There is no simple answer to this question. Each individual project has its own challenges that arise.
Some projects will require development applications, some will have specific site issues or there may be challenges relating to character zoning.
Time should also be allowed for proper initial development of the concept. It is better to take the time to be 100% satisfied with the design during this stage when changes can be made easily and with less cost involved than during the construction stage.
Will my project cost more if it is designed by an architect?
It depends on what you are comparing it to.
There are lower cost options that you will see advertised by others, but once you look closely you realise that there are a large number of exclusions of fittings and finishes. These are often described as ‘optional’ items like power points, floor coverings and painting. Once you start adding these in then the price increases significantly.
What is the outcome you want? Are you looking for a solution that has been designed with your individual needs and desires in mind? Or are you happy to compromise with a design that has been designed for someone else?
If your budget is small but you are after a high quality result you can still achieve this by a smaller build or renovation or alternatively we can create a master plan that will allow you to carry out your renovation in stages when your budget allows.
We can also save you a lot of money through our competitive tender process. This could save you up to an average of 30% of your building cost.
